“AS IS” and “WITH ALL FAULTS”

NO WARRANTIES GIVEN BY SELLER OR CENTURY 21 ALPHA

Buyer acknowledges that Buyer is purchasing the property “AS IS”, in its present condition, “WITH ALL FAULTS”, solely on reliance of Buyer’s own investigation and the inspections made by contractors selected by Buyer, and that no representations or warranties of any kind whatsoever, express or implied, have been made by Seller or CENTURY 21 Alpha, its agents or employees. Buyer further acknowledges that as of the close of escrow, Buyer will be aware of all zoning regulations, other governmental requirements, site and physical conditions, and other matters affecting the use and condition of the property and agrees to purchase the property in the condition that it is at close of escrow, subject, however, to the Buyer’s rights under any Seller warranties or other contractual obligations, if any, contained in this agreement.
