Tips for CENTURY 21 Alpha agents and employees.
- Always meet a client for the first time in the
office.
Introduce him or her to coworkers and make it clear that they know you are
taking the client out of the office. Try to take separate cars but if that
is not possible you will have slightly more control if you drive
- Do not
meet a client at the property, particularly if the client is calling on a
yard sign. They will already have had a chance to note if the property is
vacant.
- Get a
license plate number and log it into your computer and/or send it to your
office manager via email. Just explain that it is office policy; a
customer who means no harm won't mind. You might also leave an itinerary
for your house tour.
- Don't
identify a property as vacant to a caller on an ad or sign.
- When
showing property to a stranger, follow rather than lead him through the
house. Don't let him get between you and the door. At an open house, take
up a position as close to the door as practical.
- Always
carry a cell phone where it is easily accessible. Make sure emergency numbers are
programmed into the speed dial.
- Ask the office manager to control keys to the office and to place deadbolts on the doors. If you are alone in the office at night draw the shades and do not admit anyone you do not know well and trust.
- Don't carry a lot of cash or wear expensive jewelry during showings and open houses.
- Wear only professional apparel.
- When leaving the office, always let someone know where you will be and how you can be reached.
- Go with your gut. If something doesn't feel right, if anything raises the hair on the back of your neck escape the situation immediately. You might feel like an idiot but don't worry about it.
Police
have also noted an increase in crimes where a woman sets up the victim, even
for sexual assault. Women agents tend to be much more trusting of another
female and let down their guard. Until you really know a customer, remain
vigilant regardless of the gender, appearance, dress, or charm. It could save
your life.
Use caution and sound judgment. DO NOT put yourself in an
unsafe or compromising position.

Safety
Communications: Each employee and independent contractor is encouraged to
report work place hazards or potential hazards to the Responsible Person.
Hazard
Assessment and control: the Responsible Person, each employee and all
independent contractors shall inspect the office on their last working day of
each calendar quarter for possible hazards.
Accident
Investigation: All accidents shall be investigated by the Responsible Person
who will prepare a written report containing the following information:

What happened?
2.
Why did it happen?
3.
What should be done?
4.
What action has been taken?

Take breaks from workstations hourly to relieve eye fatigue, muscle and back
stress.

Do not leave file or desk drawers open unnecessarily.

Do not go to a vacant property by yourself.
8.
Do not meet a potential customer that you do not know, outside the office or in
their home without taking someone with you.
9.
Do not go to any appointment that seems "unusual" without taking
someone with you.
10.
Do not enter a house without following the San Jose Real Estate MLS
procedures.
11.
Operate your automobile safely.
12.
Beware of dogs or other animals that seem vicious.
13.
Report all work related accidents, illnesses and injuries, no matter how
slight, to Responsible Persons.
14.
Report all unsafe conditions in workplace to Responsible Person.

workplace also includes areas outside the office and your automobile.
